Our project manager or director will call you back and chat to you get a sense of your vision and potential planning needs. He will set up a site visit with you to get an overview of things. At this point we may need to speak to architects, planners or engineers to clarify key requirements, and then we crunch the numbers through our accurate cost estimate software. We will work with you to help you understand the breakdown of costs, look at where we savings could be made, assess options and see if you are ready to go.

What is the design process: We have an incredible in-house architect who can help you design your project. Carole has a wealth of experience in designing aesthetic, functional and energy efficient renovations and new builds. If you prefer to use your own architect we can consult with them on your deign to get the best outcomes for you. Our design process looks in depth at budget, building code compliance, floor plan layout, and energy efficiency.

How long does a project take? It depends on what it is! Each project has its own unique needs and conditions. Some new builds require particular council approvals and site engineering assessments. We can help coordinate these for you. Some construction approvals take 3-6 months to be issued. If you don’t need these, or once you have these and are ready to go – we can start! A small project might take a few weeks, a large home build could take up to a year.

Again, the cost of building vary widely depending on the project. We value sustainability and fine craftsmanship. We don’t cut corners. We set smaller margins than most local builders in the area.

Aside from architectural and design costs, our building costs for new bespoke homes tend to cost about $5000 a square/m including all inside finishings (interior painting, plumbing, lighting, fixtures) .
